Start building your granny flat

Before building a Granny Flat, you need to think about a few things.

1. Is my block okay for approval?

In 2009, the NSW Affordable Housing State Environmental Planning Policy (SEPP) made it easier for homeowners in NSW to build Granny Flats .

If your property meets the Complying Development Certificate (CDC) requirements, you can get approval for your Granny Flat project without going through the council. A private certifier can approve it for you.

Does it have a frontage larger than 12m and meet the required boundary setbacks?

Extra CDC Requirements

2. CDC or DA?

If your property doesn't meet all the requirements for a Complying Development Certificate (CDC), don't worry! You can still pursue your Granny Flat project with a Development Application (DA) submitted to your local council. Each council has its own rules, so understanding yours is crucial. Granny Flat Builders has the experience navigating these regulations and can handle the paperwork for you. Unsure about CDC vs. DA? Get a free site assessment to make an informed decision.

3. Information about your property you need

Before an on-site assessment, we highly recommend having a Section 10.7 Certificate, Sewer Diagram, and Title ready.

At Granny Flat Builders, we take pride in our honesty, transparency, and dedication to constructing high-quality Granny Flats. We value your trust, which is why when we visit your property for the initial assessment, we arrive fully prepared. Before conducting any on-site assessment, our assessors utilize various planning and service tools to identify any potential restrictions or limitations that could affect the budget, location, or likelihood of council approval for your Granny Flat project.

Section 10.7 Certificate

A Section 10.7 Certificate, also known as a ‘Planning Certificate’, provides a detailed overview of your property’s potential. It reveals information about restrictions, zoning, and more. Some may recognize it as the ‘Section 149 Certificate’.

If you’re struggling to recall where it is, you might find the Section 10.7 Certificate in your property purchase contract. However, due to the constantly changing nature of council regulations, if it’s been more than 6–12 months since you acquired your property, we recommend obtaining a new Section 10.7 from your local council. Maintaining current and accurate information about your property is crucial, particularly when engaging with Granny Flat builders.

Sewer Diagram

Building a Granny Flat involves more than just the visible landscape of your property. Hidden aspects like plumbing can greatly influence your Granny Flat designs and construction.

A sewer diagram is a valuable tool as it visually depicts the private waterways and main sewer lines running through your property. Usually, you can locate this document in your contract of sale. If you can’t find it there, a visit to the ‘Sydney Water’ website should help you access it quickly.

Faced with a main sewer line in your chosen Granny Flat location? Here are the options you could consider:

Title Search

Understanding the legal aspects of building a Granny Flat involves knowing about the Title Search, which is like the property’s biography, detailing its past, present, and potential future.

Understanding the basics:

In New South Wales, the Land Registry Services manages all title data. While your contract of sale usually contains a copy of your Title, online services are available to purchase and review your property’s legal blueprint.

Do I need to obtain all these documents on my own?

No. We can help by obtaining the documents on your behalf at the service provider cost price.

Our dedicated customer service team is here to help. They can assist you in selecting the perfect designs to complement your build, from shower screens to curtains, and they’re also prepared to obtain essential documents for you. Whether you need an occupation certificate or information about existing trees on your property, our team is ready to assist.
